The brief

A third-party logistics operator had signed a lease with a national retail chain, committing to a fixed handover date for a large-format distribution warehouse at SIPCOT, Chennai. The lease carried financial penalties for late delivery — construction timeline was no longer just a schedule, it was a contractual obligation.

The challenge

At 14 months, the program was tight for the scope involved: structural steel fabrication and erection, long-span PEB roofing, high-load RCC flooring, and full site civil works, including dock infrastructure for an 18-bay yard. Any single delayed trade — steel fabrication, roofing, or flooring cure times — risked cascading into the lease date.

Our approach

We ran structural steel fabrication off-site in parallel with foundation and civil works on-site, so erection could begin the moment footings were ready rather than waiting on a sequential start. Roofing followed directly behind steel erection, bay by bay, so weather protection was in place early and interior trades could start without waiting for full building closure.
