The brief
A local developer had secured a riverside plot near Srirangam for a 24-unit residential complex — a strong location for buyers, but one with a documented history of seasonal flooding from the Kaveri. Getting the foundation design wrong here wasn't a minor risk; it was the difference between a saleable asset and a liability.
The challenge
Standard slab-on-grade foundations common on inland sites weren't appropriate this close to the river. We needed a foundation and site-drainage strategy that accounted for the highest recorded water levels at the site, not just typical-year conditions — while still keeping the project commercially viable for the developer.
Our approach
We raised the building plinth above the site's documented flood line and designed a dedicated perimeter drainage system to route seasonal water away from the foundations rather than relying on natural runoff. Roofing and terrace waterproofing were specified to the same standard, since heavy seasonal rainfall was as much a factor as river flooding.

The result
The complex was delivered across three phases, with all 24 units handed over ready for fit-out. Through two subsequent monsoon seasons — including one with river levels near the historical flood mark — no water-related defects have been reported.
